The Managing Broker of the brokerage behind this site is also affiliated with a real estate investment company. When that investment company makes an offer to purchase a property presented through Chinook Home, the following applies:

The broker is a licensed Colorado real estate broker, and this fact will be disclosed in writing in the applicable purchase contract or in a separate concurrent writing, consistent with Colorado Real Estate Commission Rule 6.17.B.

The broker has an ownership and financial interest in the investment company. This interest, and any other known conflict of interest, will be disclosed in writing consistent with Colorado Real Estate Commission Rule E-25.

This disclosure applies regardless of whether the brokerage is acting as a listing brokerage on the same property, is soliciting other offers on the seller’s behalf, or has no other role in the transaction.

On the market-test / multiple-offer process specifically: When Chinook Home facilitates a comparison of multiple cash-buyer offers on a property, the affiliated investment company may be one of the participating buyers. Its offer, when submitted, is made concurrently with and independently of other offers solicited in the same process — not in response to or with knowledge of competing offer amounts. Sellers should be aware, however, that the investment company — through its affiliation with the listing broker — may have access to context about the seller’s situation gathered during the initial qualifying conversation that unaffiliated buyers do not have. This is disclosed here and will be restated in writing as part of any specific transaction.
